Christina Twinn – Property Recruitment Specialist

Christina joined Pier Recruitment as a Permanents Consultant and was quickly allocated the Property Specialism role-augmentation. Although relatively new to the recruitment industry, Christina has over seven years of experience in the property sector allowing her to excel as a consultant and division specialist. Christina loves helping people achieve their goals and finds the rush of placing people in their dream jobs incredibly rewarding. A self-confessed people person, Christina is bubbly, easy to deal with and is always happy to give advice and help where needed.

Prior to recruitment, Christina worked as a Sales Negotiator for over seven years in an Independent Estate Agents before moving on to a corporate agency, dealing with the entire sales process; from valuations through to marketing and negotiation. Christina wanted a new challenge that allowed her to retain the face-to-face aspect of estate agency, so took on a new career path within recruitment.

As stated, Christina is a Permanents Consultant and covers all commercial recruitment but specialises in filling property roles. This allows Christina to use her extensive market knowledge to help her clients place the right candidate within their businesses.

Overview of the Property Industry

The property industry is large, competitive and fast-moving, much like the Recruitment Industry. The sector is broad and involves the planning, design and construction, buying and selling, development and management, of property. It could almost be suggested that this sector marries two counterparts; finance and the built environment.

Recruiting for this sector is challenging, as conditions are highly dependent on ever-changing market circumstances. (It is certainly no secret that the property market is highly turbulent and erratic in form)! There are often regional variations in the property market – and in some areas, lettings management, repairs and maintenance hold up better than estate agency and surveying – who knew?!

Salaries expected

Salaries in the property sector vary considerably according to the location, category and size of the employing organisation. As per the pattern across many industries, salaries are normally higher in London and in specific sectors such as consultancy and investment.

Lower salaries tend to be offered by smaller, independent or regional companies, local authorities and not-for-profit organisations. It is worth noting that the gap between pay in the private and public sector has been bridged (quite significantly) during recent years. For those who are interested in heavily targeted roles, an element of commission is common practice in the residential and commercial sectors.

How large is the industry?

Based on statistics gathered from AGCAS Circa 2011, it is likely there are now over 370,000 people employed in the property and housing sectors working in over 125,000 workplaces. Roughly speaking, a little over 57% of organisations employ ten or less staff (Property Services Framework, Asset Skills, 2011). The property negotiation and management sectors have the largest share of the market, followed by valuing, surveying, town planning, and estate agency divisions.
